House Hunting in Provincetown

Tips from a Local Realtor

March 23rd, 2006

Provincetown—a humble, small fishing village of 3,500 year-round residents—continues to enjoy one of the most explosive real estate booms in New England.

Architectural styles dating back to eighteenth century three-quarter Cape houses and splendid Greek revival homes still exist in town.

With only ten square miles of land area under strict development regulations, Provincetown offers a limited number of available homes and condominium units; but even so, with a rich history as a bustling nineteenth-century fishing and whaling port, the town still boasts an amazingly diverse set of architectural dwellings and historic buildings.

Whether you are looking for an airy, sun-splashed second home, a retirement retreat, a commercial property, or a pied a terre hideaway, Provincetown has it all, and then some. While the town is committed to building more affordable housing for its local, working residents and artists, many of these housing initiatives offer additional modern residential accommodations for hungry house hunters on the prowl.

Prices range from $200,000 for modest studios to multi- million dollar, waterfront real estate propositions; water views command higher prices especially when they are literally admired from the ocean’s edge.

Architectural styles dating back to eighteenth century three-quarter Cape houses and splendid Greek revival homes still exist in town, though newer condominiums are more popular and common as both rental properties and second "vacation" home investments.

But whether it’s a sea captain’s home, a cozy turnkey guesthouse, a sleek oceanfront condominium, or a rustic cottage nestled in the woods down a dusty lane, Provincetown’s real estate world is like no other.

To get you focused, here is some useful advice from Emily Flax, a local Provincetown real estate agent. If followed correctly, Ms. Flax's tips should help you snatch up the next piece of attainable Provincetown dream property that comes your way.

1. Determine your Price Range. Meet with a bank or Mortgage Broker to determine the price range in which you will be looking. Remember to take rental income into consideration, if you plan on renting the property at any time during the year. Pre-qualifying for a loan narrows your search and strengthens your position as a buyer.

2. Find the right Realtor for you. You want someone who is responsive to your needs and will lead you smoothly through the buying process.

If you have a friend who has bought real estate in Provincetown or Truro, ask him or her for a referral. If you don’t have an "in", call or email several offices until you find the right person to match your needs and personality.

A good realtor will listen to your criteria and suggest appropriate listings. From the there, your realtor should provide you with listing property information and schedule showings.

3. Participate in the search. Keep up with the real estate listings by reading the Provincetown Banner or checking listings on line. Your Realtor can show you any property that is on the market, regardless of which company is advertising it.

4. And finally (and perhaps most importantly), be ready to act. When you see a property that meets your needs, consider making an offer--there is a limited real estate supply further challenged by a voracious international demand for Provincetown real estate.

Due to the competitive nature of the local real estate market, properties tend to sell quickly and often at list value. House hunters beware: indecision may result in a missed window of opportunity to attain your dream property on the new "old" Cape Cod.
