Owners Ann & Laura welcome everyone to our charming guest house in the very heart of P-Town... where we serve continental breakfast every morning in the Common Sitting Room.

Descriptions and Room Rates for 2008 Season

First Floor

The Rose is our premier room featuring a glorious king size bed, our finest collection of Victorian antiques and beautifully framed artwork. Step into old-world glamour in the all dark wood private bath with full tub, wood floors, an oriental rug, with TV/VCR, AC, small fridg.

The Parlor, which like the Rose looks onto our whimsical front garden, is very light and airy with wall to wall carpeting, a Queen-size bed, full private bath with tub, an oversized couch, TV/VCR, AC, small fridge.

Second Floor

The Crown Room, just above the Rose, features beautifully exposed wood beams and a vaulted ceiling, full private bath with tub, Queen-size Brass bed, Oriental rug, TV/VCR, AC and small fridg.

The Apartment, located on the second floor, is light and airy and has a more modern feel. It features a queen size bed and a double bed that is tucked up in a cozy loft, full kitchen, private bath with tub, TV/VCR. So charming and perfect for a long stay! Also has potential access to the Pasha room (double bed) through the kitchen. Air conditioned.

The Pasha room is warm and elegant in its simplicity, and also has a more modern feel. Features a double bed and has potential access to the apartment next door.

The Blue room, as implied, features quaint old-world charm, all in blue accents. A double bed, with another single bed upstairs in the cozy loft, are featured.

The Eleanor is our cozy and cute single room, also with its own share of charming pictures and art work.

And, finally, separate from the main house (in the rear) we have our wonderful Cottage where we can accommodate pets and children. Features a double bed on the first floor and a double bed upstairs in the loft. Private bath, full kitchen, TV/VCR, AC, as well as a gas grill, Jacuzzi, table and chairs, on your own sitting area outside. Perfect for a quiet get a way!

Rates may be somewhat higher for special events and Holidays, and do not include the 9.7% MA room tax. Rates are High Season for Women's week as well.

Deposits: A 50% Deposit is required upon the booking of your room to hold and confirm your reservation. We accept MC, VISA, personal/travelers checks.Personal checks only accepted for deposits Only. The balance can be paid by credit card or cash on your arrival.

Cancellation: We can refund your full deposit (less 25% for processing fee) with at least a 3 week (21 day) notice prior to your arrival date. No refunds for holidays or special events. In the event it is less than 21 days notice, we will refund all but 25% if we book the room for your entire time.

Check In: Ideally, anytime between 2 pm and 8 pm. Please let us know your estimated arrival time if possible, so we can adjust your check in time if needed.

Check Out: Promptly please (especially in high summer season) at 11:00 AM, this includes your parking space.

Minimum Stays: Carnival Week, and the 4th of July are 7 night minimums. Memorial, and Labor Day is a 4 night minimum as well. High Season is minimum of the week-end pending our other reservations. MLW is a minimum of 3 nights. We are fairly flexible if availabily allows it. So, no harm in asking.
